RELIEF EXPLAINED

How Small Business Rate Relief Works

For qualifying businesses in England, relief generally depends on the property’s rateable value and eligibility conditions.

01 / FULL RELIEF

£12,000 or Less

Qualifying properties with a rateable value of £12,000 or less may receive 100% Small Business Rate Relief.

02 / TAPERED RELIEF

£12,001 to £14,999

Relief generally decreases gradually as the rateable value approaches £15,000.

03 / NO STANDARD SBRR

£15,000 or More

Standard SBRR falls to zero at £15,000, although other business rates rules or reliefs may apply.

CALCULATION FORMULA

How Your Estimated Relief Is Calculated

Standard SBRR Taper Formula

Base Business Rates = Rateable Value × Applicable Multiplier Relief % = 100% when Rateable Value ≤ £12,000 Relief % = (15,000 − Rateable Value) ÷ 3,000 × 100 when Rateable Value is between £12,000 and £15,000 Estimated SBRR = Base Business Rates × Relief % Final Estimate = Max(0, Base Rates − SBRR + Other Adjustments)

Example: At a rateable value of £13,500, the standard taper gives 50% relief, assuming the property is eligible.

BUSINESS OWNER GUIDE

Understanding Business Rates in England

What Are Business Rates?

Business rates are a property-based tax generally payable on non-domestic properties, such as shops, offices, warehouses and other business premises.

What Is Rateable Value?

The rateable value is assessed by the Valuation Office Agency and is used in calculating business rates. It is not necessarily the property’s sale price or current rent.

How Is Small Business Rate Relief Applied?

Eligible occupiers may receive full or partial relief based on the rateable value and applicable eligibility conditions. The local council administers business rates billing.

Can You Claim Relief for More Than One Property?

Special rules can apply when a business occupies multiple properties, including thresholds and transitional arrangements. The calculator does not automatically assess these rules.

What Is a Business Rates Multiplier?

The multiplier is used with the property’s rateable value to calculate an initial rates charge. The correct multiplier depends on the relevant financial year and property circumstances.

Are Other Reliefs Available?

Other schemes may include charitable relief, certain retail or hospitality reliefs, rural relief and other local or national arrangements, subject to current rules.

How Do You Confirm Your Business Rates Bill?

Check your council’s official business rates bill and the current government guidance before relying on an estimate for budgeting.

Is relief automatic?

Processes vary. Contact the relevant local council to confirm how the relief is applied.

An eligible property may qualify for 100% relief under the standard SBRR rules.

No. Applicable multipliers and billing arrangements can change.

No. It estimates standard SBRR and allows a manual adjustment for other charges or reductions.

Can I use it outside England?

No. Scotland, Wales and Northern Ireland have different non-domestic rating arrangements.
